Straight, honest information- updated 9/06

The site is designed to be a resource for people who need to know what is going on in Brevard County's real estate market.   This is a source for straight talk, with no spinning or sugarcoating of the truth. 

It is very confusing!  Right now (late Summer 2006) our median single family price is now a few percent below where it was 1 year ago.  BUT- The values of individual homes have dropped as much as 25%.  How is that possible?  It's complicated.

You keep reading stories... Buyers market ?  Growing Inventories?  Median Price up, then down again?  Soft landing?  Bubble?  Interest rates? 

We want to help.

We have been watching market statistics VERY closely for the last 18 months, and are always ready to share what we know.

Buyer Beware

You definitely are not getting the WHOLE story from Florida Today and other media. They are really just regurgitating data given to them by the various (local, Florida and National) Realtor Associations.  That is the main reason why the stories contradict so often. 

And to be frank, a lot of agents don't have a clue.  Other salespeople feel that it is their duty to "cheerlead for for the market", as if positive thinking about prices and market activity will make everything OK.   I recently got into an online discussion in an email group with over 400 local agents.  Many agents protested when one member posted some cautionary advice and figures about rampant speculation in new construction.  Some said they fell that now is a "great time to buy" and that they are pushing clients to purchase now.  Personally, I think that buyers need to be quite careful about what they purchase and what they pay in this market climate.  I asked the 400 members of our group if any of them have bought an investment property of their own in the last 6 months.  Not one single member came forward.  Last year?  sure!  Two years ago?  Absolutely!  But, now you see tons of Realtors selling properties, and not many buying....
